Summary:The article presents an alternative in the practice of Buildings and Residential Closed Complex (BRCC) administration starting from showing the evolution of the Horizontal Property (P H ) in Bogotá, in particular, the one dedicated to the housing; the BRCC is conceived as an open social system in which the biopsychosocial beings that interact between them maintain complex relationships, characterizing the exercise of administering them today, proposing to the administrator as a social leader that transforms the coexistence and security of the group that leads.
